Transportation  

Highway access:  the plant is 2 miles from I – 55, which a major north south interstate.  Traveling north on I – 55 you will get to I – 80 in 12 miles, which is a major east west interstate. 30 million people are in Chicagoland.

Railway access: BNSF runs along one edge of the property.  It is possible to get a spur line to property.  This may be a significant factor for potential tenant.

Water Access: No

Miles to airport:  O’Hara is approximately 60 miles.  There is a local airport in Morris airport, servicing small aircraft.

 

Zoning and Service

Zoning: I – 1 This zoning offers significant uses of the space.  There is no other similarly zoned land in Coal City.  To change zoning designation is very expensive.

Electricity: ComEd supplies 3 phase power to 3 locations on the building

Comments:  

  1. This property if one of a select number that are zoned I – 1.  I – 1 zoning permits a range of uses.

  2. For the individuals that are interested in buying the land and building, consideration should be given to the rental income, for it will help support the mortgage. At present, the target rental rate has been achieved, making this a potential property for owner interested in acquiring property for investment purposes.  The 9.2 acre property offers the prospect of additional development or expansion.

  3. For those individuals that are interested in renting, space is available.

  4. Coal City and Diamond have shown growth in all sectors during the last two years.  This area is the next major stop, south of Joliet on I-55.  Potential renters/buyers will see the potential when visiting the area.  Access to 30 million people is at our door.
